Property Assessments, Tax Responsibilities, and Who to Contact
Property Assessment Services
Property assessments in Manitoba are conducted by Manitoba Assessment Services in accordance with The Municipal Assessment Act. Properties are assessed at market value and these values are used to help calculate your property taxes.

If you disagree with your assessment, you can file a formal appeal through the Board of Revision, held annually—typically in November. The date is set by Manitoba Assessment Services in coordination with the RM and will be advertised in advance in the local paper. There is no fee to file an appeal for residential or farm properties.
To initiate an appeal, contact your local RM administration office.
Understanding Your Tax Bill and Who to Contact
In Manitoba, your municipality is responsible for collecting all property taxes, including those levied by the school division and the Province. Although you pay a single bill to your municipality, it does not control all components of the bill.
Here’s who to contact based on the part of your tax bill:

Municipal Taxes

Local School Division Taxes
- Contact the Prairie Rose School Division Office at 204-745-2003 or prsd@g.prsdmb.ca, or your local school trustee.
- Contact the Prairie Spirit School Division Office at 204-836-2147, or your local school trustee.
- Contact the Red River Valley School Division Office at 204-746-2317, or your local school trustee.

Provincial Property Tax Credits
As of 2025:-
Homeowners Affordability Tax Credit (HATC) has replaced the School Tax Rebate and Education Property Tax Credit for residential properties.

Farm properties continue to receive the Manitoba School Tax Rebate (50%).

Commercial properties do not receive provincial tax credits.
